Flagler County Schools consistently rank among the top districts in Florida. The district includes several elementary schools, two middle schools, and Flagler Palm Coast High School. There are also private school options and nearby colleges including Daytona State College and Stetson University. Many families relocate specifically for the school quality combined with the affordable cost of living.
Palm Coast is conveniently located along I-95, making it easy to commute to Daytona Beach (30 min), St. Augustine (30 min), Jacksonville (1.5 hrs), or Orlando (2 hrs). Most errands within Palm Coast take 10–15 minutes. The city is car-dependent — there's limited public transit. Many residents appreciate the lack of heavy traffic compared to larger Florida cities.
Flagler Beach is Palm Coast's closest beach — a charming, uncrowded stretch of Atlantic coastline with the iconic pier. Residents also enjoy Marineland, Washington Oaks Gardens State Park, and numerous parks and trails. The Intracoastal Waterway offers boating, kayaking, and fishing. The outdoor lifestyle is a major draw for relocators.
Palm Coast has an active new construction market with multiple builders offering homes from the $250Ks to $600K+. Popular areas for new builds include Cypress Knoll, Lehigh Woods, and Indian Trails. We strongly recommend using a buyer's agent (us!) when purchasing new construction — the builder's sales agent represents the builder, not you.
Many Palm Coast communities have HOA (Homeowners Association) fees, and some have CDD (Community Development District) fees as well. HOA fees can range from $0 (no HOA) to $500+/month in premium communities. CDD fees are typically added to your property tax bill. Always ask about both fees when evaluating a property — they can significantly impact your monthly costs.
